Prior to the auction:
You will want to arrive early for final inspection of the property. To register for a bid number, you will be required to sign a bid certification. The certification, among other things, states that you have had time to inspect the property, you understand that the property is sold "as is", you have the sufficient funds to meet the required deposits. A member of the auction staff will assist you with registering and supplying your bid number.
Starting the auction:
The Auctioneer will go over the terms, conditions and rules of the auction. The Auctioneer will also describe the property to be auctioned.
The Main Event:
The Auctioneer will begin the bidding. When the bidding begins to slow down, the Auctioneer will call a 2 minute time out. This gives the Auctioneer and his associates time to talk with the sellers and buyers to answer any last minute questions. Bidding will then resume and continue until the property is " SOLD". At most real estate auctions, the auctioneer goes relatively slow allowing time for bidders to ask questions. Phones are also available if bidders need to consult with other parties.
All Property Auctions are videotaped to protect the buyers and sellers. Copies are available for a small fee by calling the office 315-488-2926 ext 327.
After the Auction:
The succesful bidder and seller will sign the purchase offer. The buyer then will pay his first deposit. The 2nd is due 72 hours later as outlined in the terms.
Terms and Conditions:
All balances are due at closing date ( about30to 60 days). The 10% buyers premium will be added to the final bid and be included in the purchase price to be paid by the buyer at the time of auction. Property is sold in " AS IS " condition with transfer by Waranty Deed. Absantee and phone bids accepted, broker participation invited, and trades taken. Call for details.
